While much of the city has embraced rapid modernization, one neighborhood has remained a notable exception—Miami Beach’s North Beach.

For years, North Beach has preserved its classic “old Miami Beach” charm, with its low-rise apartment buildings, long-established businesses, and a laid-back atmosphere. But now, this once-sleepy enclave is on the verge of transformation. Located between 63rd Street to the South and 87th Street to the North, North Beach is poised to enter a new chapter. With a series of exciting developments in the works—from revitalized public spaces to new residential and commercial projects—this neighborhood is about to experience a renaissance that blends growth with the preservation of its distinctive character.

72 Park

Envisioned to offer a blend of modern sophistication and a laid-back ambiance, 72 Park Miami Beach is a lifestyle-driven condo development located in the heart of North Beach on 72nd Street. This 22-story tower features 206 fully furnished residences, ready for either short-term rentals or long-term moves. Just steps from the beach, parks, and outdoor recreation, the building is designed to cater to both residents and visitors, offering unparalleled convenience and luxury. What sets 72 Park apart is its ability to accommodate short-term rentals with no restrictions, a game-changer in Miami Beach real estate. And while it’s the first luxury condo in the area to offer such flexibility, it certainly won’t be the last.


Ella Miami Beach

Also offering short-term rental capability, Ella Miami Beach is a boutique luxury condominium development on 69th and Abbott Ave. Offering 95 modernly designed units, Ella is significantly smaller than the previously mentioned 72 Park. With state-of-the-art amenities, including smart home technology and private elevator access for select units, Ella provides residents with a sophisticated and intimate living experience. The building also allows for short-term rentals, making it an attractive option for investors and tourists seeking upscale accommodations.


The Deauville Hotel

In 2022, billionaire developer Stephen Ross, a North Beach native, made an ambitious attempt to purchase the Deauville Beach Resort site for $500 million. His plan was to develop a luxury property on the prime oceanfront location, designed by the renowned architect Frank Gehry. The proposed development was contingent on a referendum that would have allowed an increase in the floor area ratio (FAR) from 3.15 to 4.5, which would have given the project more space to expand. However, voters rejected the referendum, effectively halting Ross’s plans and leaving the property in limbo.

In 2023, David Martin and his firm, Terra, stepped in - purchasing a 25% stake in the property for $12.5 million. Partnering with the Meruelo family, the owners of the land who sold Martin the stake, Terra revealed plans to redevelop the 3.8-acre oceanfront site at 6701 Collins Avenue into two condo towers, a partial restoration of the historic Deauville hotel, 100 condo units, and 150 hotel rooms, all designed by Foster + Partners and Shulman + Associates.

The Deauville, built in 1957 and famous for hosting The Beatles in 1964, was severely damaged by a fire and Hurricane Irma, leading to its closure in 2017. It was deemed unsafe in 2022 and ordered to be demolished. While some concerns were raised about potential view obstructions, setbacks, and an abandonment of original Deauville Hotel design elements, the overall response in the community has been positive - with many praising the developers' community engagement efforts.


Ocean Terrace

Witkoff Group has formed a joint venture with Ocean Terrace Holdings to revive plans for a mixed-use luxury condo development in Miami Beach’s North Beach area. The project, which has been in the works for over a decade, will include a 20-story, 75-unit residential building, the renovation of historic properties like the Broadmoor and Ocean Surf, and the addition of a new 127-room hotel. There will also be commercial space along Collins Avenue and Ocean Terrace, as well as a public park designed by Raymond Jungles.

The development, which received approval from the Miami Beach Historic Preservation Board in 2021, is set to offer condos ranging from two to five bedrooms with curved balconies. The hotel will feature amenities like restaurants, an outdoor pool deck, and a rooftop lounge. The joint venture recently secured an $85 million preconstruction loan from J.P. Morgan and plans to launch condo sales soon.

Ocean Terrace Renders C/O Witkoff

Before Witkoff Group's involvement, Ocean Terrace Holdings was required to pay $3 million to settle a legal dispute with Miami Beach over floor-to-area ratio calculations. The developers had challenged the city’s rule to include elevator shafts and similar structures in the ratio. The settlement cleared the path for the project, allowing Ocean Terrace to exclude these elements from the calculation and contributing funds toward a city aquatic center.

Witkoff and the Blavatnik family have worked together on several projects, including One High Line in New York, and are also involved in the redevelopment of the Shore Club property in Miami Beach.
