West Ave, Sunset Harbour Development

As Miami Beach embarks on development efforts in tandem with its 2040 Comprehensive Plan, these West Avenue and Sunset Harbour developments symbolize a luxury shift in Miami Beach’s Alton Beach Overlay District.


The Alton

Located at the intersection of Alton Road and Lincoln Road, this 6-floor development will offer 170,000 square feet of office space, 17,000 square feet of retail, and five luxury residences. With over 300 feet of Alton Road exposure, terraced outdoor rooms, and panoramic views, it prioritizes quality, sustainability, and elevated office standards for Miami Beach. SHVO, the developer, is partnering with renowned London-based design firm Foster + Partners for this Class A development, with Kobi Karp Architects contributing local expertise. This project joins SHVO’s notable Miami Beach portfolio, including The Raleigh.

SHVO obtained Miami Beach Planning Board Approval for The Alton in 2023.


1250 West

Michael Stern’s JDS Development Group plans a luxury condo tower next to its Monad Terrace project at 1250 West Avenue, with the development set to replace the 238-unit Bay Garden Manor condo building. The 15-story Bay Garden Manor, built in 1964 on a 1.9-acre lot, is being bought out by an affiliate of JDS. Six sales have been recorded since June, ranging from $215,000 to $310,000 per unit, with more expected to close next year. Stern plans to terminate the existing condo and build a new project on the bayfront site.

The new development will feature a 29-story, 100-unit luxury condo, a 180-seat restaurant, and a new garage. In contrast to the current structure, short-term rentals would be prohibited, focusing on larger, luxury residences. JDS is seeking rezoning to allow the building height to exceed the current 150 feet limit, aiming for over 400 feet, and to increase the floor area ratio to 7.75 FAR. This would allow for a total of about 643,900 square feet and a structure up to 435 feet tall. JDS has also filed plans to create an overlay district that includes the garage properties at 1247 and 1255 West Avenue and 1234 13th Street.


Eighteen Sunset

Eighteen Sunset, a boutique development in Sunset Harbour, recently reached full tenant occupancy, reflecting the strong demand for premium office space in Miami Beach. The property offers 17,708 square feet of Class A+ office space and curated retail on the ground floor, with stunning waterfront views of Biscayne Bay and The Venetian Islands. Tenants enjoy access to Maurice Gibb Park, the Sunset Harbour Marina, and top-tier dining and retail. The leasing process was managed by Colliers, with Stephen Rutchik leading the team, while CBRE’s Jeff Gordon and Barbara Black represented the tenants, including a private equity firm and luxury watchmaker Audemars Piguet.

Amongst the blue-chip tenants who have signed on Eighteen Sunset, Audemars Piguet, the world-renowned Swiss watchmaker, signed a lease on the development’s penthouse units to usher in their 16th installment of the AP House - the brand’s retail concept which is designed to feel like a luxury apartment, inviting guests to indulge, connect, and maybe shop a little, too.

The penthouses span 11,841 square feet, and will be home to one of the largest experiential concepts for AP to date. Developed by Deco Capital Group and built by Origin Construction, Eighteen Sunset will set a new standard for office and retail spaces in Miami Beach, further solidifying Sunset Harbour as a luxury hub.
