Onda Residences, Bay Harbor Islands’ Newest Building
C/O Onda
After a three year sales window, Ugo Colombo’s CMC Group and Valerio Morabito’s Morabito have officially completed construction of their luxury Bay Harbor Islands Residentil Development, Onda. This project is one of many new Bay Harbor Islands Developments, a Miami hotbed for luxury boutique residential developments.
Located at 1135 103rd Street in Bay Harbor Islands, the joint venture has sold 38 of the initial 41 units at this 8 story building - totalling roughly $170 million in sales volume. Comprised of Bernardo Fort-Brescia of Arquitectonica, Carlo and Paolo Colombo of A++ Human Sustainable Architecture, and Enzo Enea of Enea Garden Design, the luxury waterfront project has primarily attracted North American buyers from the Northeast, Canada, and California. Units range between 1,800 square feet and 3,500 square feet and offer between two to four bedrooms. Four penthouse units span nearly 5,100 square feet, and two of those units have private rooftop pool decks. Prices ranged between $1.6 million and $8 million.
C/O Onda
The Bay Harbor Islands zoning code plays a pivotal role in preserving an exclusive and secure atmosphere while addressing a significant gap in the Miami luxury market—a shortage of truly boutique condo inventory. The code enforces height restrictions, limits on building density, and strict design guidelines that prevent large-scale, high-density projects. These regulations encourage developers to create smaller, more intimate buildings that align with the town's character.
The influx of buyers trading in their previous homes (and cities) for properties like Onda and others in Bay Harbor Islands is a testament to the thoughtful approach taken by both city officials and developers. The growing popularity of Bay Harbor Islands and its appeal to developers reflect a consumer market increasingly valuing bespoke, boutique properties over the larger developments found elsewhere in the city.
As more residential and commercial developments emerge in Bay Harbor Islands, the city will continue to increase in value. It will attract residents who not only appreciate its proximity to some of Miami’s most social offerings—being just down the street from Bal Harbour and a stone’s throw from Miami’s pristine beaches—but also those who prioritize security and are moving their families to Miami, seeking the safety and community that the Island provides.
